Chiller Stores: Sizing, Cost and Fitting for Shops and Kitchens

A chiller store is a purpose built walk in cold room that holds stock between 0 and 5 degrees. Butchers, convenience stores, cafes and small food producers around Rotherham use them because they hold far more than a bank of upright fridges for a lower running cost per litre. This guide covers what to think about before you commit, and where the money actually goes.

What a chiller store actually is

Most modern chiller stores are modular, built from insulated sandwich panels of 80 mm or 100 mm thick polyurethane or PIR foam between steel skins. The panels lock together with cam locks, so a room can be built in a day and taken apart and moved if you relocate. Older brick or block built rooms with sprayed insulation still exist in some Rotherham premises, but they are rarely worth refurbishing compared with a new modular unit.

The refrigeration side is usually a monoblock unit that sits through the wall or on the roof, or a split system with the condenser outside and the evaporator inside. Monoblocks are cheaper and simpler. Splits are quieter inside, cope better with heavy use, and are the better choice if the room is bigger than about 10 cubic metres or gets opened constantly.

Getting the size right

Undersizing is the most common mistake. A room that feels roomy on the drawing fills up the first Christmas. As a rough guide, a 2 metre by 2 metre room holds four or five bays of shelving and suits a small cafe or sandwich shop. A butcher with rails and a hanging bar usually needs 2.4 metres by 3 metres or more, with a stronger ceiling panel to carry the meat rail.

Internal height matters too. Standard panels give around 2.1 metres, which is fine for shelving but tight for hanging carcasses or stacking roll cages. Measure the door width you need for trolleys and cages before you order, as a 700 mm door and an 800 mm door look similar on paper but not when a cage jams in it.

Floors, doors and the details that bite later

Chiller stores can be built with or without an insulated floor. A floorless room sits straight on the existing concrete and is cheaper and step free, which suits shops with trolleys. It only works if the slab is level and dry, and it will lose a little more energy. Insulated floor panels add a step of around 80 mm, so a ramp is usually needed for cages.

Doors take the most abuse. Look for a heavy duty hinged door with a proper gasket, an internal safety release and a heater cable in the frame if the room runs close to freezing. A strip curtain inside the door cuts cold air loss when staff leave it open, and it pays for itself quickly in a busy shop.

Costs and running costs in South Yorkshire

A small modular chiller store of around 2 metres by 2 metres, supplied and fitted with a monoblock, typically falls somewhere between 3,500 and 6,000 pounds excluding VAT. A larger butcher's room with a split system, meat rails and an insulated floor can run from 8,000 to 15,000 pounds depending on panel thickness, access and electrical work. These are realistic ranges, not quotes, because access, existing power supply and how much stripping out is needed change the figure a lot.

Running costs depend on room size, door traffic and how well the panels seal. A well built 8 cubic metre room on a modern R290 or R449A unit often costs somewhere in the region of 40 to 90 pounds a month in electricity at current commercial tariffs. Poor door discipline and a blocked condenser can double that. Have the condenser coil cleaned and the door gaskets checked every six months, which is a small job compared with a compressor failure in July.

Repair or replace an existing room

If you have inherited a chiller store with a shop, a survey is worth the cost before you rely on it. Damp or soft panels, a door that will not seal and a condenser that runs constantly are all signs the room is costing more than it should. Often the panels are fine and only the refrigeration plant needs replacing, which is a much smaller job than a new room.

On older R404A systems, the refrigerant is now heavily restricted under the F gas regulations and expensive to top up. Swapping the plant for a modern unit on a lower GWP gas usually cuts the electricity bill and removes the risk of being unable to source refrigerant for a repair.

A standard modular room is usually built and running within one to two days once the panels arrive. Lead time on panels is typically two to four weeks, longer for unusual sizes or thicker freezer grade panels.

Can a chiller store be turned into a freezer later?

Only if it was built with freezer grade panels, a heated door frame and an insulated floor. A chiller built with 80 mm panels and no floor will not hold minus 18 degrees, so tell your installer if you might need freezing in future.

What temperature should a chiller store run at?

Most food businesses run between 1 and 4 degrees so that stock stays under the 8 degree legal limit even during deliveries. Setting the room colder than needed wastes electricity and risks freezing produce near the evaporator.
